The situation was a bit tricky since our tenant put in an offer as well, which we decided to accept. James then acted as the agent for the buyer as well. On top of this, the tenant decided to use James as his loan broker as well! James did a fantastic job wearing all three hats at one time and the process was extremely smooth -- the escrow actually closed 10 days ahead of schedule! I cannot say enough good things about James -- he is the consummate professional, extremely responsive, made sure that we were constantly updated about the process and were comfortable with all the decisions along the way. He was helpful in setting up photography and listing our house. He worked with us in staging and prep and was as hands on as we needed him to be. He managed showings and open houses well. James sold my house about 16 years ago in Oceanside it was a great experience. My Father passed away and I am the Trustee of the property in Oceanside California . I immediately contacted James to list the house. Since I live in Colorado, I thought it would be hard getting it sold and would have to fly to California to get things done. That was not the case, James set up a removal company, a painter and a locksmith to get the house ready to put on the market for me. He also vacuumed the house for hours to make it presentable. He no sooner put it on the MLS and it was sold for over asking price. Escrow went so smooth, they had a notary come to my house in Colorado to sign all documents needed. I've known Jim close to 20 years as a former colleague, mortgage broker and a friend. Last couple of years is where i got to know Jim as a Real Estate Agent. First Jim helped us find the perfect home (took almost over a year and a half due to our specific needs) and then helped us sell our old home. Selling took only couple of months :-) Through out the buying process, Jim was patient. We would often look at a house and try to reason with ourselves to settle for it. But Jim would come back to counsel us to not compromise. He would often tell me that the perfect house for you is out there, it's just not listed yet! In 2019, we started condo hunting. 2019 was also considered a hot, fast paced market! Jim took us to about 30 properties over the course of several months before we found one we liked enough to even put an offer in on it. He got our offer accepted first try and we’ve lived in our condo happily for the past 3 years. Fast forward to 2022, we outgrew the condo and we were ready to find a single family home, so we called Jim. Jim took us to another 20 or so houses before we found one we loved.
